The Operations Manager is responsible for general property management and maintenance of our 23-acre campus and kitchen management which includes staffing and budgetary responsibility of our full-service kitchen. Property management and maintenance includes both technical and non-technical tasks involving plumbing, ventilation, etc. The Operations Manager may be required to perform tasks of other unlicensed trades, such as a light equipment operator, carpenter, painter, and/or basic vehicle maintenance. The Operations Manager oversees the hiring and management of all operational contractors which can include custodial, licensed contractors (electricians, plumbing, or other), and larger construction projects.
Our ideal candidate will focus on the following essential duties and responsibilities:
Routine Maintenance and Repairs
- The Operations Manager is responsible for all routine maintenance of approximately 10 buildings and outdoor spaces including our dining hall, administrative space, kitchen, dorms, and staff housing. Maintenance tasks may include maintaining building systems such as heating, cooling, structural integrity of all buildings, and basic vehicle maintenance.
Kitchen Management
- Working with KSS kitchen team to maintain a working staff schedule, meeting all budget expectations set by Program Managers, and maintaining all health and safety standards of the kitchen and those working within the kitchen.
Contractor Management
- Soliciting bids for all needed maintenance projects outside the experience levels of Operations Manager.
- Working with supervisor in the selection of contractors and managing all aspects of work being completed by contractors.
Administrative
- Working within the Operations and maintenance budget and completing all aspects that are associated with accounts payable for items falling within the operations and maintenance budget.
- Ordering basic office supplies and cleaning supplies as needed for the general operations of the organization.
- The Operations Manager also supports KSS’s ability to meet all CO State licensing requirements and training of staff for all things facilities related.
Custodial & Snow Removal
- Completing basic custodial duties on an as needed basis and takes a lead on the snow removal of walkways on campus.
- Other duties as assigned.
Our required education, experience, and certifications:
- Basic computer skills with includes knowledge of Microsoft Office programs;
- Associate degree, Trade School Certification, or apprenticeship experience;
- Current First Aid and CPR certification or ability to obtain within 60 days of employment;
- Excellent driving record and a valid driver’s license;
- English language skills are required.
